General Conditions
This is a rental contract, for a self catering cottage, between Mr & Mrs Ellis, the owners, and short term tenants.
The client, signatory of this present contract , cannot in any way exceed his stay beyond the pre-arranged fixed period.
1 1 Deposit
On arrival the client will be asked to pay a deposit of £200 to cover possible damages to the property and £50 for the proper
maintenance of the property. Both deposits will be refunded minus possible cost of repairs, replacements and cleaning on departure.
If the deposit is not sufficient the client undertakes to pay the difference on production of receipts by the owner.
These deposits may not be regarded as payment of the rent.
2 Use of the property
The client should use the property in a reasonable manner and leave it in the same state of cleanliness as found on arrival.
The client undertakes not to allow any other persons , other than those included in the initial agreement, to occupy the property,
nor to sub-let it.
Failure to do so will result in immediate cancellation of the renting contract , to the tenant’s loss, the money paid remaining
with the owner .
Objects which are likely to block the drains should not be thrown in the washbasins, sinks, toilet, etc. If such a blockage should
arise the client will be asked to pay for all repairs.
The client cannot ask for any refund if the owner is obliged to undertake any urgent works or repairs to the property
in the course of his stay.
No tents or caravans are allowed on the property unless previously arranged with the owner.
3 Maximum capacity of the cottage
The cottage sleeps four persons. If this number is exceeded without the consent of the owner, the owner reserves the right
to refuse the extra persons or cancel the contract or demand a supplementary payment.
4 Animals
Pets are allowed only after owner’s previous agreement.
5 Property inventory
The owner, or his representative, will carry out an inventory check in the presence of the client on arrival and on departure.
If damage is found after the inventory check , the owner will inform the client within 8 days of his departure .
6 Payment
Reservation If the reservation is made more than eight weeks before the start of the intended stay, a deposit
of 25% of the total rent will be required and sent with the signed copy of the contract.
Balance outstanding
The outstanding balance must be paid at least one month before the start of the intended stay.
If the booking is made less than eight weeks before the start of the intended stay, total payment will be required,
and sent with the signed copy of the contract.
7 Cancellation conditions
Cancellations must be sent by registered mail.
a) Cancellation sent by the client to the owner
When cancellation is made more than three months before the start date of the intended stay, the owner will refund
the client within thirty days of the total amount.
Between 2 and 3 months 75%
Between 1 and 2 months 50%
Less than one month The Owner will retain the total amount paid.
b) If the client does not arrive at the property within 24 hours after the reserved date the contract will be cancelled
and payment retained by the owner.
c) Cancellation sent by the owner to the client
The owner will refund the client the double of payment received.
8 Reducing length of stay
If the client leaves before the prearranged departure date no refund will be made.
9 Litigations
The owner or his representative must be notified of any litigation concerning the description or state of the property
within 24 hours of the client’s arrival.
At the end of the stay and not having a previous agreement with the owner, all complaints should be sent to the owner
by registered mail within eight days of the client’s departure.
